Summary: Position is responsible to ensure that the facilities assigned to their supervision are cleaned according to Duncan and Sons’ Building Maintenance standards and the client’s specifications as well as to oversee assigned personnel and perform administrative tasks related to those facilities.
Essential Duties and Responsibilities:
- Ensure client’s facility is cleaned correctly according to client’s specifications and Duncan and Sons’ standards.
- Maintain documentation of facility inspections and follow up with the cleaner to coach them on any short-falls and praising the cleaner when the job is done well.
- Assign cleaners to specific chores or areas and then inspect their work to ensure it has been done satisfactorily.
- Partner with Operations Team to investigate a customer complaint regarding missed or improperly cleaned area and take steps to ensure the problem will not recur.
- Manage the workforce, including hiring, training, discipline, and terminations.
- Participate in the recruitment process. (i.e., interviewing applicants)
- Train new employees as you will be evaluating the cleaner’s performance.
- Disciplinary actions. Partner with appropriate Operations Team member to determine the course of action.
- Communicate performance issues with cleaners, including issuing written warnings, up to termination of employment.
- Inspect cleaning equipment and perform outlined maintenance.
- Ensure each client/account has an adequate amount of cleaning supplies.
- Assist cleaners to ensure all tasks are complete within budget, when necessary.
- Must know the most efficient ways to clean each of their client’s accounts.
- Administers budget for assigned facilities.
- Maintains proper key control and oversees practice of Duncan and Sons’ Building Maintenance security protocols.
- Participates and completes Duncan and Sons’ Building Maintenance Professional Development opportunities.
- Stays up to date with industry and company policies and regulations.
- Must be able to drive and transport cleaners to job sites.
- Regular and consistent attendance.
- Other duties as assigned by operation manager.
Qualifications:
- High School diploma or General Education Degree (GED)
- College preferred a/o related prior supervisory experience.
- Prior janitorial management experience preferred but not required.
- Ability to read, analyze, and interpret general business periodicals, technical procedures, or government regulations
- Ability to deal with a situation promptly and fairly.
- Must be an effective communicator who can explain tasks to staff.
- Must have good time management skills and be able to prioritize tasks in a logical manner.
- Ability to effectively present information and respond to questions from groups of managers, clients, customers, and employees.
- Ability to define problems, collect data, establish facts, and draw valid conclusions.
- Basic computer skills: Word processing, Spreadsheets, Internet software, Database Software.
- Supervisory responsibilities: The position will supervise several janitorial cleaners ranging from 10 to 75 employees. Also includes overseeing a limited number of Supervisors.
- Requires a flexible schedule and weekend work.
Physical Demands:
- Ability to stand up to 4 hours at a time.
- Ability to walk up to ten miles a shift.
- Ability to walk up and down stairwells.
- Ability to lift and carry 25 lbs.
- Ability to push items, pull items, bend, stoop and reach overheard.
